Algorithmic Methodology & Commercial Lease Mathematics

1. Pro-Rata Share Formulation

Pro-rata tenant allocation is calculated as Tenant Leased RSF / Building Gross Leasable RSF. The reconciler multiplies this definitive ratio against the audited building operating pool to derive tenant obligations.

2. Controllable vs. Uncontrollable Caps

Controllable expenses (janitorial, administration, routine maintenance) are subject to lease caps. Compounded caps calculate maximum allowed cost as Base * (1 + r)^(Year - 1), disallowing landlord cost runaways.

3. Occupancy Gross-Up Normalization

In partially occupied buildings (e.g. 80%), landlords are standardly permitted to gross-up variable expenses (cleaning, power) to 95%-100% of full capacity to equitably reflect tenant consumption under standard BOMA rules.
